Properties with 1 or more bedrooms, marketed after 13th December 2007 will require a Home Information Pack (HIP) which will consist of the following:

• Energy Performance Certificate (EPC)
• Sale Statement
• Evidence of Title
• Index
• Searches & Leasehold Documents

The cost of the HIP will be borne by the seller however don't forget that WHOEVER PAYS FOR THE HIP, OWNS THE HIP - our advice to you therefore is be very wary of 'free' or 'inclusive' HIPs, and read the small print VERY carefully with regards to exit penalties & fees.

Until June 2008 the property can be marketed once the HIP has been commissioned. The HIP will however need to be in place within 28 days of the property being marketed. A HIP will remain valid for 12 months.

A HIP will be available to prospective purchasers to view online.

This now means that all properties (with only a few exceptions) now require a HIP.
