Full Management Service
Many landlords prefer to remain distant from their tenants and to do this we provide you with a full service that sets up the tenancy initially with in depth referencing of the tenant(s), gaining further information about the tenant, providing a Short Assured Tenancy Agreement, undertaking a full inventory of the property prior to the tenant moving in, periodic inspections during the term of the tenancy and a final inspection when the tenancy terminates. We can arrange for repairs and any general maintenance work to be carried out subject to the landlord’s permission. In fact we take all the hassle of managing your investment property away from you, giving you peace of mind that you have left your property in safe hands.
Tenant Finding Only Service
For those who wish to retain the "hands on" approach, we can offer a let only service. We will market your property, show prospective tenants around your property and once we find a suitable tenant, we fully reference them and then hand them over to you.
We take away all the hassle fielding phone calls, having to show potential tenants around at odd time, tenants not showing up, etc.

Once you have decided on one of our properties you will be given a reference form to complete. You will need to pay a reference fee which is non-returnable and is charged to cover the cost of the reference checks. Please note we do not charge any registration or up front fees.
Once the reference has been completed satisfactorily and both you and the landlord are happy to proceed a suitable date for moving in is agreed. On the moving in day (or earlier if required) one month’s rent is payable in advance, together with a deposit, prior to commencement of tenancy.
You will be required to set up a standing order to pay the rent on a regular monthly basis.
Prior to ending the tenancy, you are required to give one month’s notice in writin.. During the initial fixed term period this notice would need to be served a maximum of one month before the end of the fixed term.
As part of our contract to the Landlord we will inspect the property on a periodic basis and at the end of your tenancy period you are required to ensure that the property is thoroughly cleaned and, if applicable, that the garden has been maintained.
