Extensive local and regional website marketing
Nearly all potential tenants use the Internet when looking for a property to rent, so you need to be sure that your property is found quickly and promoted effectively.
You need an agent that has a great website and advertises on the main property portals, as this is how tenants are directed to your property when they search online using the search engines such as Google, Ask Jeeves, Excite or Yahoo.
The top market leading property websites are Rightmove.co.uk and OntheMarket.com. If you want maximum coverage, then you really should use an agent who subscribes to these major portals.
Not only is Clear Properties on all of these sites, but also many more.
Members of the National Approved Letting Scheme (NALS)
The National Approved Letting Scheme is an accreditation scheme for lettings and management agents. This offers peace of mind to landlords and tenants in knowing that they are dealing with a firm which agrees to meet defined standards of customer service, together with having in place the necessary insurances to protect clients' money and a customer complaints procedure offering independent redress.
What are the aims of the Scheme?
• To provide an accreditation scheme which establishes minimum levels of service and is open to all bona fide firms and Residential Social Landlords providing lettings and management services in the private rented sector. Firms will be required to meet the criteria and standards that may from time to time be reviewed by the Board to ensure a dependable service to landlords and tenants incorporating the highest levels of consumer protection.
• To monitor compliance by those accredited to the Scheme and oversee complaints handling by member firms and withdraw or suspend accreditation as a means of giving confidence to property owners and tenants dealing with a member of the Scheme.
• To promote best practice in lettings and management by agents in respect of the private rented sector and, where appropriate, publish and promote information to members.
Member of the Property Ombudsman Scheme (Lettings)
Agents who wish to demonstrate their commitment to consumer protection will be members of the Property Ombudsman Scheme, which has a rigorous Code of Practice.
Full tenant references undertaken
All tenants are fully referenced in order to ascertain their personal and employment details. This is carried out by a national referencing agency.

Professional, friendly and helpful staff
We pride ourselves on our friendly approach to anyone who contacts us. Being helpful and professional costs nothing and we believe it is only right that we treat people how we ourselves would expect to be treated.
QR Codes (Quick Response Codes)
Quick Response codes, or QR codes for short, are just like the barcodes that you see on products in your local supermarket, but are square in shape and much more powerful.
Unlike standard barcodes, they can store information like website addresses, and can be scanned by customers with smart phone’s, taking them straight through to the relevant page on our website.
Here at Clear Properties we always aim to be at the forefront of technology and we are now promoting the use of QR codes in our advertising and shop window displays, allowing customers to instantly access specific property information 24/7 from their smart phone. This is just another example of how we are always trying new ways to market and promote our properties.
Ultimately, you are best served by choosing a locally based agent who holds values similar to your own. One who has time to listen; one who understands your needs and concerns; one who can offer real, straight-talking advice; one who takes pride in their integrity, combined with a passion for results.
Needless to say, Clear Properties not only fulfils these requirements, but also goes beyond many of the recommendations outlined here. You owe it to yourself to make the right choice. So when the time comes to sell, choose wisely.
If an agent is not enthusiastic about your property – don’t instruct them. A positive approach to letting your property is essential if tenants are to be inspired into letting your property.
